We recently worked with Karen to purchase a new home as well as sell our existing home. During the entire process we were impressed by Karen’s integrity, patience, in depth knowledge of the Dayton suburbs, and her overall level of expertise.
First, when finding a new home, it was clear that Karen genuinely cared about finding us not just a house, but the right home in a community that we absolutely loved. We toured many, many homes on that journey and she always stayed positive and incredibly responsive throughout the process. Karen never pressured us to settle and always reminded us the right home would come along (and it did, we couldn’t be happier!).
Next, when selling our existing home, she provided expert guidance on what to refresh vs what to leave as is, vendors to partner with on small repairs, and an amazing stager. As a result of her guidance, our house went under contract the first day it was listed….we were thrilled!

My husband and I were relocating for work from PA to OH and were very unfamiliar with the Dayton area. When we came to Pat and Karen a few months before our move, letting them know our needs, they kindly took a whole Saturday to drive us around, show us neighborhoods, listen to our needs, and provide valuable information. When we had made the decision to do a “new build” they were very supportive and gave us guidance. Flash forward to us leaving PA and living in temporary housing -- we had a MAJOR shake up with the builder and had to back out of our contract. My sister and I needed to help our parents sell their house to move to a retirement community. Karen helped us with the sale and did an excellent job. She was very personable, professional and reliable. She offered us staging services, which we believe helped us get an additional $20,000 for their home and only cost us a fraction of that amount.
She showed up the day before it was going to be listed and had all kinds of supplies in her trunk, rugs for the entry, cleaning supplies etc. She actually did some touch-up cleaning, and when there was a showing she would go over and freshen things up. When the home was inspected they requested that an extender be added to one of the downspouts. When Karen brought the issue to our attention, she had already bought the needed item and had installed it! I was amazed.
I have bought /sold at least 7 houses and Karen is the best realtor I have ever worked with!

I’ve been a licensed Realtor since 2018 and have worked in real estate for more than 15 years. I grew up in the Dayton area and returned with my family in 2004. I love Dayton and have a deep understanding of the local real estate market.Before real estate, I earned a marketing degree from Miami University and worked as a buyer for Lazarus and Macy’s.
